Sourcing
We helped a limited company grow their portfolio from no properties to over 30 properties within 18 months and we did that by utilising a very straightforward strategy. One of the deals that we sourced was Denver Park, Liverpool. We acquired a part complete development for below market value and we project managed the site. We improved tenants profiles and increased rents and managed a schedule of works that saw the properties upgraded to a better standard which allowed rents to increase regularly. The financials were as follows:
Site acquired and improvement works completed for under £300,000
GDV once works completed £500,000
Profit before tax and our fee £200,000
Rent = 8 * 550 * 12 months £52,800
Yield on cost = £52,800 / £300,000 *100 17.6%
It delivered a return of over 17% pa gross which is amongst the highest in our industry.
Portfolio Building
We provided portfolio building services for a client who acquired a few properties we sourced for them. Each property delivered a yield of over 9% gross. They were able to acquire the property and refinance 2 years later to withdraw all their initial investment and keep the properties for long term rental.
Development
Our team sourced and completed a few projects for a limited company. The company acquired a mixed-use development opportunity. We arranged for the commercial units to be converted into residential use and project managed the whole process, so the site was built. We then appointed agents to sell the finished units.
The project paid 15% pa for the 3 years it was in progress, which is an exceptionally high return. The ROI from the development was in excess of 50%.
